The Certified Professional of Occupancy (CPO) course is a comprehensive program offered by the National Affordable Housing Management Association (NAHMA) for property management staff in affordable developments, including LIHTC combined with HUD and Public Housing projects undergoing RAD conversions to PBRA. It is the only occupancy course that covers the HUD 4350.3 Handbook in its entirety, with specific handbook references cited in the margins of the course text.
Each participant will receive a portal link to download an electronic copy of the 4350.3 Handbook and other course materials. You will use the manual and supplemental materials during the four (4) training sessions. The program is composed of occupancy focused instruction and has been updated to reflect all changes in the 4350.3 Handbook. Participants will receive a voucher from their hosting AHMA to take the CPO exam independently on their own at their home office, or property. Students that successfully pass the exam will receive a CPO certificate and lapel pin. All CPOs will be listed in an online national certification directory. The CPO is a requirement for NAHMA’s National Affordable Housing Professional (NAHP ® ) certification program.
Fees and reasonable expenses for the course are an approved project expense for front-line staff. Although this course provides exceptional occupancy information for all types of affordable property management staff, it is recommended that course attendees have a basic knowledge of the HUD 4350.3 Handbook prior to registration. It is recommended that attendees bring a highlighter, a calculator and Post It notes to the course.
This 20-hour virtual CPO course will follow the 2.5-Day CPO agenda and is composed of four (4) 5-hour interactive Zoom meeting training sessions and a take home four (4) hour certification exam that must be taken within 2 weeks of completing the course. The following four dates are when the CPO training is scheduled to take place from 9:00 am – 2:00 pm (PST):

- Thursday, September 23rd
- Tuesday, September 28th
- Thursday, September 30th
Each participant will receive the Zoom meeting credentials and the supplemental materials via email two (2) business days prior to the course.

Meeting links will be sent out in a separate email, no later than 48 hours prior to the training’s scheduled time frame. An email reminder will also be sent out to registrants an hour before the scheduled training course.
For a full refund, cancellation needs to be completed 7 days prior to the webinar session date by via email to training@ahma-psw.org. You will be charged full registration if cancellation is not done within that stated period.
