Training Updates:

Staying engaged and informed is extremely important, and we connect everyone in our industry to the tools and resources they need to succeed. Every year we host a Conference & Expo in Southern California, Arizona, and Nevada. Your safety is a top priority and therefore all scheduled Conference and Expos were cancelled for 2020.

We look forward to planning and seeing everyone at the annual Conference and Expo’s in 2021. These events will offer updates in the housing industry, legislative changes, latest training topics, Vendor Expos, and more.

Virtual Membership Meeting: NAHMA Update

Kris Cook, CAE, Executive Director

Kris joined NAHMA as its Executive Director in November 2002. NAHMA is the leading voice for affordable housing management, advocating on behalf of multifamily property managers and owners whose mission is to provide quality affordable housing. NAHMA’s mission is to support legislative and regulatory policy that promotes the development and preservation of decent and safe affordable housing. NAHMA serves as a vital resource for technical education and information, fosters strategic relations between government and industry, and recognizes those who exemplify the best in affordable housing. NAHMA is the voice in Washington for some 20 regional, state and local affordable housing management associations (AHMAs) nationwide. NAHMA’s membership represents 75 percent of the affordable housing management industry and includes its most distinguished multifamily management companies and owners.

 

Larry Keys, Jr., NAHMA Director of Government Affairs

Larry Keys, Jr., joined NAHMA as director of government affairs in 2015, from the U.S. Department of Housing and Urban Development (HUD), where he worked as a Policy Analyst in the Office of Policy, Programs, and Legislative Initiatives for Public and Indian Housing since 2009. Prior to working at HUD headquarters, Keys was a Project Manager in the Office of Multifamily Housing in Jackson, Miss., from 2006 to 2009. He is a graduate of Mississippi State University, where he earned a Bachelor of Arts in political science and a Master of Public Policy and Administration. In 2019, Larry received a Master of Business Administration from the University of North Carolina-Chapel Hill.

 

Michal Machnowski, NAHMA Manager of Government Affairs

Michal Machnowski joined NAHMA as manager of government affairs in March 2020. Previously, he worked as a program specialist and senior legislative analyst at The Salvation Army National Headquarters, where he represented the organization on public policy initiatives related to food and emergency feeding operations, emergency shelters, and healthcare, and assisted in coordinating the recovery efforts at FEMA’s National Recovery Coordination Center for The Salvation Army Emergency Disaster Service, among other duties. Prior to joining The Salvation Army, Michal was a legislative correspondent for a U.S. Senator, a program officer for an international think-tank, and a research assistant for a national trade association. Michael has a B.A. in political science and international relations from the University of Iowa, and a Master of Public Policy from George Mason University, in Va.

WEBINAR: EIV Income Discrepancies

 This introduction to the EIV income discrepancies simplifies what at first glance is very complicated.

The course shows you how to:

– “Read” an Income Discrepancy Report – the Period of Income,

– Effective Date of Action, Actuals vs. Annualized Last Quarter, and

– How EIV comes up with those negative and positive numbers.

You will also learn the causes of false and true discrepancies and the basics of how to investigate and resolve them.

CERTIFIED VIRTUAL TRAINING: FHC

  • October 20, 2020 - October 21, 2020 9:00 am - 1:00 pm

The requirements set forth in the Fair Housing Act and Section 504 regulations are enormously complex and far-reaching. NAHMA’s Fair Housing Compliance™ (FHC™) course trains managers to understand these complex regulations and provides clear instructions on fair housing laws. The comprehensive, practical training manual for this course includes ready-to-use documents and forms to conduct a Section 504 Self-Evaluation and sample Transition Plan. The course teaches a step-by-step approach to determining the administrative and financial feasibility of making units accessible. Not only does NAHMA’s Fair Housing course cover the application process, which includes screening, accepting, and rejecting applicants, it also presents instruction on developing company-wide policies and procedures. The Fair Housing Compliance is a required course for NAHMA’s NAHP® certification program.

The class will be taught in two 4-hour Interactive Zoom meeting training sessions over two consecutive days. The dates and times are as follows:  October 20: 9 a.m. – 1:00 p.m. PST & October 21: 9 a.m. – 1:00 p.m. PST. and a take home two (2) hour certification exam that must be taken within 2 weeks of completing the course. Each participant will receive the Zoom meeting credentials and an electronic copy of the NAHMA Fair Housing manual via email two (2) business days prior to the course. You will use this manual during the two (2) training sessions.

Online FHC Exam – Upon completion of the (2) 4-hour interactive Zoom training sessions, you will receive the voucher number via email and instructions on how to log into the website that hosts the exam. Individuals must pass this exam to obtain the FHC designation. The two (2) hour online exam must be completed within 2 weeks of completing the course.

CERTIFIED VIRTUAL TRAINING: 1-DAY CPO

The Certified Professional of Occupancy (CPO) course is a comprehensive program offered by the National Affordable Housing Management Association (NAHMA) for property management staff responsible for site compliance of HUD affordable housing developments. It is the only occupancy course that covers the HUD 4350.3 Handbook in its entirety, with specific handbook references cited in the margins of the course text.

This Accelerated CPO course will follow the 1-Day CPO intensive agenda and is recommended for those familiar with the HUD handbook Section 4350.3, in its entirety, and who are seeking to be CPO certified.  This class is not recommended for new employees learning compliance or familiarizing themselves with the HUD 4350.3 handbook. The class will be taught in two 4-hour Interactive Zoom meeting training sessions over two consecutive days. The dates and times are as follows:  November 12: 9 a.m. – 1:00 p.m. PST & November 13: 9 a.m. – 1:00 p.m. PST.  Following the training, you will complete a 4-hour on-line certification exam that must be taken within 2 weeks of completing the course.  You will receive special instructions for accessing the exam.

Each participant will receive a unique log-in to the Zoom meeting and an electronic copy of the 4350.3 Handbook and the CPO course materials via email prior to the course. We highly advise that you print the Manual and the Handbook so you can jot notes, highlight, tab with post-its, etc.
