Did you know that one small mistake in calculating a tenant's rent under the Low Income Housing Tax Credit (LIHTC) program can cost your owner thousands of dollars in recapture fees and IRS penalties.
It is essential that everyone involved with managing or supervising housing credit properties KNOW THE BASICS and how to apply them. AHMA is pleased to offer these Housing Credit courses in a way that best suits your needs and your knowledge. Divided into Fundamental and Intermediate, students may attend either day or participate in both. These sessions are excellent in helping you to prepare for the HCCP Review Course and Certified Exam, key elements in achieving the Housing Credit Certified Professional designation jointly sponsored by NAHMA and the National Association of Home Builders (NAHB).
Specifically designed for SUPERVISORS and ON-SITE STAFF, the curriculum for both courses is presented by industry experts specializing in compliance training for the LIHTC program. These courses are a must for managers, administrators, leasing staff, asset managers, mortgagee staff... anyone and everyone who deals with basic compliance issues in tax credit properties on a daily basis!

CERTIFIED PROFESSIONAL OF OCCUPANCY |

The Certified Professional of Occupancy (CPO) course is the only comprehensive program covering the entire HUD Handbook 4350.3 including the latest revisions. Each participant receives an updated version of this Handbook in the course.
This extensive course manual covers topics from eligibility criteria standards, tenant selection and screening to non-discrimination, allowances, adjusted income, certifying tenants and annual recertification. Each chapter is followed by a mini quiz with a opportunity for questions. Evening optional review sessions are offered.
After this three-day CPO course, taught by NAHMA-certified instructors who are experts on HUD's occupancy standards, managers will have mastered using the HUD Handbook effectively. After completing the two and one-half days of interactive instruction, participants must pass a rigorous one- half day exam to become certified CPOs.
The CPO is a requirement for NAHMA's NAHP certification program. All participants who successfully complete the course will receive a CPO certificate and lapel pin. Fees and reasonable expenses for the course are an approved project expense. It is recommended that course attendees have a basic knowledge of the HUD 4350.3 prior to registration.

FAIR HOUSING & SECTION 504 COMPLIANCE |

The requirements set forth in the Fair Housing Act and Section 504 regulations are enormously complex and far-reaching.
NAHMA's Fair Housing and Section 504 Compliance course trains managers to understand these complex regulations, and provides clear instructions on fair housing laws. The comprehensive, practical training manual for this course includes ready-to-use documents and forms to conduct a Section 504 Self-Evaluation and sample Transition Plan. The course teaches a step-by-step approach to determining the administrative and financial feasibility of making units accessible. Not only does NAHMA's Fair Housing and Section 504 Compliance course cover the application process, which includes screening, accepting, and rejecting applicants, it also presents instruction on developing company-wide policies and procedures.
The Fair Housing/Section 504 Compliance is a required course for NAHMA's NAHP certification program. All participants who successfully complete the course will receive a FHC certificate and lapel pin.

SPECIALIST IN HOUSING CREDIT MANAGEMENT |

The Specialist in Housing Credit Management (SHCM) has been developed by the National Affordable Housing Management Association((NAHMA) especially for management professionals involved with properties developed and operated under the Low Income Housing Tax Credit (LIHTC) program. The SHCM is designed by management professionals for management professionals to ensure they have attained the knowledge, experience and competence required to excel in the housing credit property management industry.
As experienced affordable housing management professionals know, the LIHTC program is the primary production tool for creating new affordable housing properties across every state in the country, and it is also the most important tool for rehabilitating and preserving the nation's existing stock of aging affordable housing. To maximize their careers, managers in the affordable housing industry must be able to demonstrate their experience and expertise in mastering the complex requirements of the LIHTC program. Earning your SHCM enables you to do just that.
CERTIFICATION REQUIREMENTS
- Education - successfully accumulate a minimum of 12 hours (actual instruction time) of housing credit specific coursework or training from an approved provider* within two years of sitting for the SHCM exam
- Examination - successfully pass the SHCM exam
Professional Experience - demonstrate a minimum of two years of housing credit management employment experience through an application process
- SHCM Code of Professional Conduct - commit to a defined code of professional conduct
- Complete Application - submit your SHCM application along with the $150 application fee.
